How it works

STEP 1

Connect Entrata

Commons reads lease dates and work-order status. It writes nothing back except tickets you approve.

STEP 2

The model learns your property

It trains on three years of that property's own history and reports its accuracy before you act on any score.

STEP 3

Your manager gets a list

Ranked actions each week, with the attribution behind every score so a number can be argued with.

What it does

Renewal probability with stated accuracy

Retention model v2.4 scores every resident. It reports AUC 0.81 on held-out leases and ships its calibration curve beside the number.

Nine features, none of them payment behaviour

A resident who pays late is not a resident who is leaving. Payment history is excluded from the model deliberately, and the product says so on screen.

Per-resident attribution

See whether a score moved because engagement fell or because a work order went unresolved. Those are two different conversations.

Engagement is one input of nine

Residents who are happy also show up, so engagement is reported as a correlate rather than a cause — on the chart itself, not in a footnote.

Reads from Entrata, writes back only approved tickets

Commons syncs lease dates and work-order status. Your ledger stays in Entrata, and Commons never writes to it.

Concierge containment in staff hours

Containment is reported as hours returned to the leasing office. Deflection is not the same as an answer.

How this is priced

Priced per door, per month, and only after a paid pilot on one property — we would rather show you a calibrated model on your own leases than sell you a forecast. No implementation fee.
